Understanding NatHERS Energy Ratings for Timber Homes
The Nationwide House Energy Rating Scheme (NatHERS) rates Australian homes on a 1–10 star scale, measuring thermal performance and energy efficiency. Since 2023, a minimum 7-star rating has been required for all new builds.
How NatHERS Works
NatHERS uses sophisticated software (AccuRate, BERS Pro, or FirstRate5) to simulate a home's thermal performance across 69 Australian climate zones. The rating considers:
- Building envelope (walls, roof, floor) insulation
- Window glazing and orientation
- Thermal mass (concrete slabs, brickwork)
- Air leakage and ventilation
- Shading and external finishes
Why Timber Excels
Timber has a natural R-value of approximately 3.5 per 100 mm, making it an excellent insulator. Combined with modern insulation in timber-framed walls, homes can achieve R-values of R-4.0 to R-6.0 — significantly better than brick or concrete construction.
CLT and Mass Timber Benefits
Cross-laminated timber (CLT) provides exceptional thermal mass when combined with insulation:
- Thermal mass: Stores heat during the day, releases at night
- Low air leakage: CLT panels seal tightly, reducing drafts
- Thermal bridging: CLT's solid timber construction minimizes thermal bridges compared to steel frames
Achieving a 7+ Star Rating
- Orientation: North-facing glazing (in Southern Hemisphere) for passive solar gain
- Insulation: R-5.0 walls, R-6.0 roof minimum
- Glazing: Double-glazed, low-E coated, thermally broken frames
- Shading: eaves, pergolas, or external blinds on north-facing windows
- Ventilation: Cross-ventilation and ceiling fans for summer cooling
- Hot water: Solar hot water system or heat pump
Certification Process
A NatHERS assesses inputs building plans into the simulation software and issues a certificate. The rating is valid for the life of the building unless major renovations occur.
Incentives
- Higher star ratings may qualify for government rebates (up to $5,000)
- Lower ongoing energy bills (typically 30–50% savings)
- Better resale value and tenant appeal
